House Rules
The Fire place in the living room is purely decorative and not functional .Please don't try to turn it on . This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $37 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional. To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots. Your guest portal includes advertisements with third-party upgrades that you may want to enhance your stay. VACATION OCCUPANCY AGREEMENT This Agreement is entered into on the understanding that the dwelling provided is intended as temporary lodging under license and is not a lease or rental for residential purposes. The Occupant acknowledges that their stay is transient and does not establish any tenancy. The provisions of this Agreement are not intended to establish and shall not be construed to establish a landlord-tenant relationship between the Owner and the Occupant. The Occupant is strongly encouraged to purchase travel insurance to protect against unexpected circumstances that may impact their stay. Travel insurance can provide coverage for various events including, but not limited to, trip cancellation, trip interruption, emergency medical expenses, emergency evacuation, and loss of personal belongings. Owner recommends that the Occupant reviews and secures travel insurance that meets their needs to ensure peace of mind and financial protection during their stay. 1. THE PARTIES. This Short Term Occupancy Agreement (“Agreement”) was made on between the following: OCCUPANT: , with (“Occupant”, “Guest” or sometimes “you”), and Coast To Coast Housing LLC: Name of your company, a what state limited liability company, for itself AND as authorized agent for the Owners of the Premises, (collectively, “Host” or sometimes “we” “our” or “us”). 2. THE PREMISES. Host agrees to provide the described property below to the Occupant under the terms of this Agreement: a.) Mailing Address: b.) The Occupant shall be allowed to occupy the Premises during these dates and times, hereinafter known as “Term.” Check In Date: Check In Time: Check Out Date: Check Out Time: Occupant must observe the agreed upon check in and check out times unless otherwise agreed in writing. If Guests are not out of the property by the time the cleaners arrive, Guests will be subject to a $100 late check out fine. 4. OCCUPANTS. The total number of occupants (overnight guests and daytime visitors combined) authorized to be on the Premises at any time shall not exceed ____ individuals, unless otherwise agreed to by Host in writing. The term "occupants" as used in this agreement encompasses all individuals spending time on the Premises during the Term. This includes but is not limited to: a. Overnight Guests: Any individuals staying overnight on the Premises. b. Daytime Visitors: Any individuals present on the Premises during the day for a duration or in a more than incidental capacity. This includes visitors on the property for extended periods, participating in activities, using the facilities, or engaging in conduct beyond brief or transitory visits. c. Authorization for any number of occupants exceeding this limit must be obtained from us in writing in advance. Failure to obtain such authorization will be considered a breach of this agreement. There will be an additional fee of $X per person per night above the limit noted above. If more than the authorized number of guests listed above are found on the Premises, penalties, fees, and other consequences may apply as set forth herein. We reserve the right to deny access to the Premises to any individuals exceeding the authorized occupancy limit. The total number of Guests on this Agreement will be: 5. FEES. Coast To Coast Housing LLC requires the Occupant to pay the following fees at the execution of this Agreement: (check all that apply) ☐ - Additional Guest Fee: ☐ - Cleaning Fee: ☐ - Pet Fee If Occupant wishes to pay via credit card, there will be an additional 4% transaction fee added to the total Fee amount. 6. CANCELLATION POLICY. This policy outlines the terms and conditions regarding cancellations for bookings at our property. If booking through a third-party platform such as Airbnb or VRBO or other platform, payment and cancellation policies are based on the cancellation and refund policy stated for the listing on that platform. When booking directly with us, our cancellation and refund policy is below. Please review these terms carefully: a. Cancellation within 24 Hours of Booking for Full Refund: Guests are eligible for a full refund if they cancel within 24 hours of booking. This full refund only applies if the cancellation occurs at least 14 days before the scheduled check-in date. b. Cancellation Less Than 30 Days Before Check-In: Guests who cancel less than 30 days before check-in are not eligible for a refund. In such cases, the full amount for all booked nights will be charged. This policy reflects the limited opportunity to rebook the property on short notice. c. Early departures for any reason are non-refundable including in the event of an ordered evacuation due to storms, fire or other weather related incidents where Guest may be required by state law to vacate the property. If there is a power outage or other unforeseen circumstances out of the Coast To Coast Housing LLC’s control where the Property cannot be occupied, Guest will need to find alternative accommodations. Coast To Coast Housing LLC will not issue refunds in part or in full for situations outside of Coast To Coast Housing LLC’s control. d. We strongly recommend considering travel insurance to safeguard against unforeseen changes to your plans. 7. REFUNDABLE DEPOSIT OR NON REFUNDABLE WAIVER OPTION :We take guest security and safety seriously .No fraudulent bookings Guests must complete an easy, online hotel-style check-in with a Rental Agreement, ID check, and a refundable $1000 hold. Or you can opt for a 45 non-refundable damage waiver for stays under 10 nights —whichever you prefer! Full details in the House Rules. Guests must inform the Host within 24 hours of arrival of any existing damage or may be held responsible for any cost involved in repairing damages. Coast To Coast Housing or a designated agent will conduct a detailed inspection of the Premises upon the Occupant's move-out to document the condition of the Premises. The Occupant will be provided with an inspection report. The Occupant agrees that Coast To Coast Housing LLC may hire a third-party service for a professional assessment of any damages, the cost of which may be deducted from the Deposit. Any portion of the Deposit that is not used for such purposes will be returned to the Occupant within 30 days after the termination of this Agreement, along with an itemized statement of deductions. The Occupant is not entitled to interest on the Deposit. The Deposit is not to be construed as a limit on the Occupant's financial responsibility for damages, unpaid rent, or other obligations under this Agreement. A few important details for your stay: To ensure a secure and pleasant stay for all, please take note of the following important details: Guest Verification: We require all guests to sign a short-term rental agreement and provide a copy of a valid government-issued ID and the credit card used for the booking. This is completed through a secure third-party link sent after your reservation is confirmed. Cancellation for Verification: If you are not comfortable with this verification requirement, you may cancel your reservation without penalty within 24 hours of booking. This grace period does not apply to same-day bookings. Security: For your safety and for property security, exterior security cameras are located on the property.
